Discover 55.61 +/- acres just 10 minutes from campus and the shopping and dining in Milledgeville. The property offers a mix of managed pines, hardwood bottoms, and a year-round creek that winds through the hardwoods. An additional 11.72 +/- acre Georgia Power easement crosses the property, giving the owner access and recreational use of the land beneath the power lines without being taxed on those acres. This provides the use of more than 67 acres while paying taxes on approximately 55 acres. Hunters will appreciate the planted pines and bedding areas it provides, open power-line corridor with room for food plots and long-range views, and hardwood bottoms that provide water and a variety of acorn producing trees. The property supports a strong deer population, including some quality bucks. With several possible homesites, there is also plenty of room to bring your house plans and build the home, hunting retreat, or recreational property you have been looking for.
